Q: What does a Homeowner want when they sell their house?
A: Only one answer here that really hits home with everyone. The most Money for the home, and to sell it in a reasonable time!
No matter what your circumstances are, selling in any market presents its own set of unique challenges, and most challenging of all is to market your home to the most buyers possible. A home can be beautiful and charming, clean and neat, and priced exceptionally well for the area, however it is all for nothing if THE RIGHT BUYER NEVER SEES THE HOME!
We have an epidemeic in Cape Coral of agents who take listings for the sake of promoting themselves, they take listings at 25 - 30% more than the market will bear. Expect that within one week they have earned the right to call the seller back and request a price reduction of over 15%. Stating that the market has changed or shifted.
My response to that is, the agent is not doing his/her job.
1. Pricing of homes in comparrison to the marketplace. It's your home your setting the price, but do so on sound reasonable numbers that make sense to YOU, the agent that presents the highest numbers is not allways your best bet. Think if you are the buyer which house would make the most sense to you.
2. Marketing the home for sale. This is why you hire an agent to sell your home, MARKETING, the specialists in this area have paid truckloads of money for marketing, and use it everyday to strategically present their listings. (BTW - MLS and a Sign out front is not MARKETING) its just the minimum. When your home is among a sea of other homes for sale, YOU HAVE TO STAND OUT.
