I had the honor of being invited into ten homes this week, and all solid homeowners who want just one thing. To sell their home in a market that is full of surprises. Four made a commitment to work with me and my staff, and the other six are deciding as I write this. To be sold in a market such as this, is not magic, there are repeatable steps that you must take to get the home sold for best and highest price. Just as if you were to bake a cake, if you combined all the resources and ingredients on the recipe together in the same bowl it wouldn't be the same delicious cake / cookie, as it would be if someone with expert knowledge were to combine them together. In Cape Coral, I am that Expert! The same is true of real estate agents, many have the same tools available to them as I do. They simply lack the understanding of why and how I do what I do. Every homeowner understands after having bought a house that we use certain tools. There is outwardly obvious steps we agents take. However the decision is in the details, because in the details is where deals get done. Most agents have a routine they do and call it work, what I have seen is that the agents that make the business deals happen <strong>have a working routine.</strong> They Show up for work, 7 AM I am at work in my office reviewing the market, by 6 PM I usually wrap up my last appointment for the day. Longer if needed but not often. Five days a week, I do this. Its not a part time hobby for me. I am a professional. Prospect Daily for Business, I set into my day from 9 - 1pm for canvasing for new business, every day of the week. This gives me top selection of serious buyers and sellers and fuels the listings I have to be sold. Build the business around Follow up, at all times I follow up and make time for the matters that matter most to my clients and prospects. I am employed only to the degree of your satisfaction, this is why I have an assistant that can be reached when I am not available. Reinvest in the business, marketing and promotion costs money. Agents I know mostly are looking for just the money coming out of the deal not the business of maintaining and improving the service delivered. Focus on the work and the work will take care of you. Do more of what works, and less of what doesn't, I do things other agents do, only if they work. And I do a lot that other agents will never do, because they work. However I am not the person who follows the sheeple down the path when things are not working. If you go with the masses 95 times out of 100 they are WRONG. Take time to enjoy the people in my life twice a year, clients, contacts, family, and all. Every year we have our Summer and Winter Get-together, and it ends up being fabulous. We also take in donations for the Caring Center in the Cape this gives back to our community. Most Agents in Cape Coral on average sell 2 to 4 homes in a year, In one week I have business for what the average agent considers a good year. The difference is I WORK HARD, and my clients see that in me and want an agent that works hard.
